To keep your home safe, we carry out regular servicing of the safety-critical elements of your home. We follow best practice and always use fully qualified staff and contractors.
Our responsibilities
We will tell you in advance of any servicing that is required to your home and will make an appointment to ensure any work is carried out at a convenient time. It is very important that you allow us access, so that your home continues to be a safe place to live.

Asbestos inspections
We carry out a full re-inspection of materials containing asbestos every five years, or sooner depending on the condition of the material recorded in the previous survey. We’ll also inspect areas before any planned works.
In communal areas of buildings, we re-inspect asbestos every year. Asbestos is only dangerous if it is damaged over time, or if it is disturbed by people who are unqualified to work with asbestos. If damage or risk is identified, we act immediately to either remove or seal and contain the material.

Electrical servicing & safety
By law, we must carry out an electrical safety check on fixed electrical installations we own at your home, known as an EICR (electrical installation condition report) at least every 5 years. This check is carried out by a qualified professional and will show whether the electrical installation in your home meets necessary safety standards.

Fire servicing & safety
We will inspect and test carbon monoxide, smoke and heat alarms in your home annually.
We make regular checks on that any communal areas in our buildings (blocks of flats and supported housing) have appropriate and fully functioning smoke detectors and fire alarms, fire doors and other fire safety measures such as emergency lighting.

Gas servicing & safety
We are required by law to give your home a yearly gas safety check before your current certificate expires. This inspection is quick and simple and ensures that your home is gas safe and that your supplied gas pipework, appliances and flues are in good condition.

Water safety & hygience
We carry out water risk assessments to all properties where stored water is present to ensure there is no bacterial growth in our water services. You can find out more including your responsibilities on our Water Safety page.
Other regular servicing
Lifts and stairlifts:
Passenger lifts in shared areas are serviced every three months and inspected every six months. Stairlifts and through-floor lifts are serviced every six months. If any lift equipment breaks down in your building, please report it so we can arrange a repair.
Solid fuel and renewable energy systems:
Solid fuel fires can produce carbon monoxide or chimney fires. We’ll check these are operating safely and that chimneys or flues are safe to use. Air-source heat pumps (ASHP) and unvented (pressurised) cylinders will be serviced annually to make sure they’re running safely and smoothly.
Sprinklers and specialist systems:
Sprinklers are visually checked each year, with a full service carried out every five years. Some properties receive more frequent checks based on location and emergency service access. Lightning protection systems are serviced annually.
Decorating:
We maintain the condition of communal areas in shared blocks of flats and sheltered schemes as part of an ongoing maintenance plan or during refurbishments.
