Usually permitted

We will usually allow these alterations but there may be some cases when it's not possible or there are limits on what you can do. You therefore need to contact us to let us know what you're proposing and check that it's okay.

Electrical Installation Certificate required on completion

An Electrical Installation Certificate (EIC) must be issued when work is done to wiring in your home. This is the law. You will need to ask a qualified electrician to carry out the work. They will provide you with an EIC when the job is complete and you will need to send us a copy of the certificate.

Allowed in new tenancy?

Yes, this is allowed.

Allowed in a new build?

No, not allowed.

Please note

You will be responsible for providing adequate tiling and shower curtain or similar to prevent water damage.

We won't permit a new bathroom if we have renewed your bathroom in the last 5 years, or your property was built within the last 5 years.

No, not allowed. There are some alterations that we don't allow at the start of your tenancy. Once you have completed your starter tenancy you will be able to apply for permission for the alteration.

Allowed in new build?

No, not allowed for the first 12 months. In new homes the builder is responsible for fixing any problems that occur in the first 12 months after you've moved in. There are some alterations that we can't allow during this period because it would invalidate this arrangement and the builder would no longer be responsible for any repairs. After 12 months you will be able to apply for permission for the alteration.
